ROLE OVERVIEW
Wilson Hawkins is looking for an exceptional, highly organised, and technically accomplished Property Manager to join our boutique block management team as Senior Block Manager.
This is a pivotal role for someone with a minimum of five years of block management experience who is ready to take genuine responsibility for a premium portfolio and help shape the future of our block management division. You will work closely with our Head of Block Management, managing a substantial portfolio of blocks, developing and mentoring junior team members, and driving the adoption of modern, tech-enabled practices across the team.
This is not a role for someone looking to coast. We want a seasoned professional who takes pride in maintaining the highest standards, builds meaningful relationships with Directors and leaseholders, and is ready to assume a quasi-leadership position with clear visibility and a pathway to senior management within the business.
ROLE EXPECTATIONS
You will be expected to manage your entire portfolio independently, making sound decisions with minimal supervision. You will take ownership of client relationships, ensuring that every interaction: from site inspections to AGM chairs to complaint resolution, reflects the Wilson Hawkins standard of professionalism, honesty, transparency, and trustworthiness.
Beyond managing your own blocks, you will actively contribute to the team’s development. You will mentor junior coordinators and Block Managers, share best practices, and help establish higher standards of service delivery across our wider block management operations. When the team faces complex issues or needs cover, you step up proactively and reliably.
You are someone the Head of Block Management can trust implicitly. You understand leaseholder dynamics, statutory compliance obligations, and the nuances of managing diverse client relationships. You are ready to lead. Whether that’s chairing AGM meetings independently, coordinating major works projects, or making critical compliance decisions and you view leadership as both a responsibility and a platform for your continued professional growth.
WHAT SUCCESS LOOKS LIKE
- Your portfolio of blocks is immaculately managed; site inspections are well-prepared, thoroughly conducted, and consistently result in proactive preventative maintenance plans that protect long-term asset value.
- Directors, Freeholders, and leaseholders feel prioritised, informed, and confident throughout their journey with Wilson Hawkins, with you acting as their trusted advisor.
- Service charge budgets are accurately prepared, transparently explained, and successfully agreed; financial performance is tracked efficiently year-round with no slippage.
- Section 20 major works consultations are progressed seamlessly, with all legal timelines met, stakeholders kept closely in the loop, and complex issues resolved professionally.
- Maintenance issues, compliance logs, and contractor tasks are always up to date, accurately tracked, and proactively managed within our property management software.
- Junior team members feel supported, coached, and developed; your mentorship contributes to improved team capability and retention.
- You champion modern, tech-enabled processes and help embed them across the wider team, driving efficiency and client experience improvements.
- You are trusted by the Head of Block Management to hold the fort independently, chair AGM meetings confidently, and make sound, compliant decisions without escalation.
HOW YOU’LL SPEND MOST OF YOUR TIME
Most weeks, you will be:
- Acting as the primary point of contact for your portfolio of Freeholders, RMC Directors, and leaseholders—proactively managing communications, anticipating issues, and delivering high-touch, boutique service.
- Conducting regular, structured site inspections across your portfolio to ensure buildings are maintained to an exceptional standard, with detailed reports and preventative maintenance planning.
- Preparing comprehensive annual service charge budgets and collaborating with our financial team to track year-end accounts, ensuring accuracy and stakeholder confidence.
- Managing day-to-day reactive maintenance with rigour, tracking contractor performance, negotiating value for money, and holding suppliers accountable.
- Leading Section 20 major works consultation processes, coordinating closely with surveyors and the Head of Major Works, managing timelines, and ensuring full legal compliance.
- Ensuring absolute health and safety compliance across your blocks, including Fire Risk Assessments (FRA), asbestos management, water hygiene, and Building Safety Act (2022) requirements where applicable.
- Maintaining immaculate, real-time records of all maintenance tasks, compliance logs, and client communications in our proprietary management software.
- Supporting and mentoring junior Block Managers and coordinators, sharing knowledge, providing guidance on complex matters, and helping them develop expertise.
- Identifying and implementing process improvements, adopting new digital tools, and championing best practice across the team.
- Collaborating with senior management on strategic initiatives, portfolio optimisation, and service quality improvements.
