Professional block management with Wilson Hawkins.

Whether you’re a Resident Management Company (RMC), Right to Manage (RTM) Company, Freeholder or Developer, your managing agent should make life easier, not create more work.

Every building has a different ownership structure, different challenges and different priorities. Our role is to adapt to those needs while taking the pressure off Directors, leaseholders and owners.

At Wilson Hawkins, we take care of the day-to-day management of your building, keep residents informed, ensure your legal responsibilities are met and help protect the long-term value of your property. With more than 50 years of experience and a team based entirely in London, we provide a refreshingly straightforward approach to block management.

You shouldn’t have to manage your managing agent.

If you’re regularly chasing updates, explaining delays to residents or wondering whether something has actually been done, it’s usually a sign that communication, not the building, is the real problem.

Good block management isn’t about constantly reacting to issues. It’s about preventing them, communicating clearly and keeping everything moving before small problems become expensive ones.

That’s exactly how we work.

A proactive approach to managing your building.

A well-managed building is one where everyone knows where they stand.

Directors have confidence that things are being dealt with. Residents know who to contact. Contractors are held accountable. Compliance stays on track. Finances are transparent.

Rather than simply responding when something goes wrong, at Wilson Hawkins we work proactively across every aspect of your property, from day-to-day maintenance and financial planning to compliance, major works and resident communication.

Our role is simple: to protect your building, support your community and give you complete confidence that everything is under control.

Supporting every type of residential building.

No two developments are managed in exactly the same way.

The responsibilities of an RTM Company are different to those of a Freeholder, just how an RMC has different obligations to a Developer handing over a new scheme. That’s why we tailor our block management service to the ownership structure of your building, not the other way around.

1. Right to Manage (RTM) Companies

The Right to Manage gives leaseholders the legal right to take control of the management of their building through an RTM Company.

Once that responsibility has been transferred, Directors are responsible for ensuring the building is managed properly. We provide the professional expertise to help you fulfil those responsibilities, taking care of everything from maintenance and compliance to finances and resident communication, while supporting you every step of the way.

2. Resident Management Companies (RMCs)

Many developments are built with a Residents Management Company already established within the lease structure.

We work alongside Resident Directors, providing the professional support needed to manage service charges, maintenance, compliance, insurance and long-term planning, while giving you the confidence to make informed decisions on behalf of your community.

3. Freeholders

Some buildings remain under the direct management of the Freeholder, whether because an RTM hasn’t been established, an RMC doesn’t exist or the lease places responsibility with the Freeholder.

We provide a complete management service that helps Freeholders protect their investment, meet their legal responsibilities and maintain a safe, attractive environment for residents.

Financial & administrative management

Clear finances build confidence.

We make it easy for Directors to understand where money is being spent today, while planning responsibly for tomorrow.

Our financial management includes:

  • Preparing management information and financial reports
  • Managing service charge administration
  • Supporting long-term financial planning and reserve funds
  • Managing payroll and tax obligations for on-site staff where applicable
  • Working alongside accountants, auditors and professional advisers

Maintenance & major works

Protecting your building now and for the future.

Whether it’s a leaking gutter or a full roof replacement, we oversee projects from initial planning through to completion.

This includes:

  • Coordinating routine repairs and planned maintenance
  • Preparing Section 20 consultations where required
  • Producing specifications for major works
  • Tendering maintenance contracts
  • Managing projects such as lift replacements, roof renewals and internal or external decorations
  • Working alongside surveyors, engineers and specialist consultants
  • Monitoring works through to completion

Contractor management

Trusted contractors make all the difference.

Over many years we’ve built a carefully vetted network of more than 150 trusted contractors across London.

Before any contractor joins our panel, we check their references, insurance, trading history and qualifications. Once approved, we continue reviewing their performance every six months to ensure standards remain consistently high.

Our contractor management includes:

  • Maintaining a vetted panel of more than 150 approved contractors
  • Verifying Public Liability and Professional Indemnity insurance
  • Checking Companies House records and trading history
  • Assessing workmanship, reliability and previous performance
  • Reviewing contractor performance every six months
  • Producing clear tender specifications
  • Ensuring Risk Assessments and Method Statements (RAMS) are completed before works begin

Because great contractors don’t just complete jobs, they protect your investment and the reputation of your building.

Supporting Resident Directors with confidence.

Being a Resident Director is an important role. You’re making decisions on behalf of everyone who lives in your building, often alongside a full-time career and family life.

You shouldn’t be expected to become an expert in leasehold legislation, health and safety or service charge accounting overnight.

We’ll help you understand your responsibilities, prepare realistic budgets, organise maintenance, maintain accurate records, communicate effectively with residents and ensure your building remains compliant.
