Whether you’re a Resident Management Company (RMC), a Right to Manage (RTM) Company, a Freeholder or a Developer, your managing agent should make life easier, not create more work. Every building has a different ownership structure, different challenges and different priorities, and at Wilson Hawkins our role is to adapt to those needs while taking the pressure off Directors, leaseholders and owners.

With more than 50 years of experience and a team based entirely in London, we take care of the day to day management of your building, keep residents informed, ensure your legal responsibilities are met and help protect the long term value of your property. Below you’ll find everything you need to know about how we work, who we work with, and the research behind the decisions we make.

Our services

From maintenance and major works to compliance, finance and sustainability, these are the core services that keep a building running smoothly.

  • Residential Property Management: continuous monitoring of asset conditions and resident needs, from routine upkeep to the day to day tasks that keep a building running well.
  • Estate Management: from Grade I and Grade II listed buildings to private estates with extensive gardens, communal grounds and shared facilities, estate management calls for a different approach to traditional block management.
  • Finance & Capital Expenditure Planning: good financial management is about more than annual accounts. It gives Resident Directors, Freeholders and Management Companies confidence in where their money is today, where it’s going tomorrow, and how every decision protects the long term future of the building.
  • Compliance & Legal: compliance isn’t the most exciting part of block management, but it’s one of the most important, and it’s where our experience counts most.
  • London Block Building Maintenance: regular inspections and planned preventative maintenance keep your building in excellent condition and reduce the likelihood of costly emergency repairs.
  • Block Management Major Works & Section 20: major works are some of the biggest decisions a Resident Director, Freeholder or Management Company will make. They’re often complex, expensive and disruptive, so getting the process right matters.
  • Drone survey: an efficient, non-intrusive way to inspect roofs, facades and hard to reach areas of a building.
  • Green initiatives: looking after a period building means balancing today’s expectations with yesterday’s craftsmanship. Residents want lower energy bills and more sustainable living, while Directors need to protect the character, value and long term health of the building.

Who we work with

Every building comes with a different ownership structure, and we tailor our approach to who’s actually responsible for it.

  • Working with developers on new builds: working with developers on new building projects takes a collaborative, strategic approach that ensures a smooth handover from construction into ongoing administration.
  • Block Managed By Residents: the Right to Manage (RTM) process lets leaseholders take control of their building’s management from the landlord or managing agent, under the UK Commonhold and Leasehold Reform Act 2002.
  • Blocks managed by Freeholders: there are several reasons a freeholder might choose to directly manage a block rather than hand it to leaseholders or an RTM company.
  • Working with contractors: onboarding contractors involves specific protocols to ensure performance, including reference checks and confirmation of valid liability and professional indemnity insurance.

Research and statistics

We regularly publish independent research and data on the state of block management in the UK, covering everything from service charges to legislation.

Get in touch

If you’re regularly chasing updates, explaining delays to residents or wondering whether something has actually been done, it’s usually a sign that communication, not the building, is the real problem. Speak to our team to find out how Wilson Hawkins can take that pressure off you.
